INFORMATION AND CONDITIONS

Booking

After we receive your reservation, you will immediately receive our confirmation.
The reservation of your stay becomes effective only after receipt of the deposit. If you arrive later or leave earlier, you must pay the price for the booked period.

Rental period

In high season, we rent the properties for a minimum of 5 nights, arrival and departure only possible on Friday, Saturday and Sunday. Outside the high season, the minimum stay is 3 nights. Free arrival and departure days.
Arrival is from 4pm and departure is before 10am. Due to the cleaning of the flats, we ask you to respect these times.

Payment

The 10% deposit must be paid at the time of booking. We will confirm your booking as soon as possible. If the payment is not received correctly, you will have the option to transfer the deposit to our account within 7 days. If this amount is not received after 7 days, we reserve the right to cancel your booking.

Payment of the balance of the rental fee, as well as the cleaning fee and local tax, must be made at least 6 weeks before the start of your stay.

For bookings within 6 weeks before the start of the rental period, full payment must be made at the time of booking.

Cancellation

If you wish to cancel your confirmed booking/reservation, please let us know in writing. The following fees are due:

– If cancelled up to 4 months before the start of the stay, 10% of the booked rental amount will be charged. The rest of the deposit will be refunded.
– For cancellation within 4 months to 4 weeks, the deposit of 25% of the booked rental amount will be charged and the deposit will not be returned to you.
– If cancelled within 4 weeks to 2 weeks, 50% of the booked rental amount will be charged. The rest of the payment will be refunded.
– If cancelled within 2 weeks, only the cleaning fee and local tax will be refunded to you. 100% of the rental amount will be charged.

We recommend you take out cancellation insurance.

Deposit

We require a deposit of €300.00. We ask you to transfer this amount to us with your final payment (at least 6 weeks before the start of the rental period). If no defects are found after cleaning the property, this deposit will be refunded to your account within 7 days.

Homes

If you find any defects on or in the property on arrival, please report them immediately so that we can rectify them as soon as possible. Unfortunately, we cannot take responsibility for any complaints or defects that may arise later. If anything breaks during your stay, we ask that you report it as soon as possible so that we can repair the damage.
We only have Non-Smoking accommodation. However, there is an ashtray, which is for outdoor use only.

Parking

There is a large parking area on our own property. As it is an open area, parking is at your own risk.

Cleaning

Final cleaning is carried out by us. You can use our upstairs hoover if you wish.
Further cleaning instructions for leaving the property tidy are described in the folder found in the property. If the property is not left properly, we will have to charge additional cleaning fees. We will notify and settle these with the refund of the deposit.

Pets

Your dog(s) are very welcome with us. They can stay with us free of charge.
The dogs must be pre-notified to us. The contracting party is obliged to keep the dog(s) on a leash outside the property. If there are no other dogs in the fenced garden, it is possible to let the dog(s) run free. There are poop bags and a rubbish bin on the plot, please use these.
The contracting party bringing the dog(s) must leave a copy of their pet liability insurance or private liability insurance with reception upon booking or on arrival, which covers any damage caused by animals. It is possible to leave the dog(s) in the property at your own risk and/or in the crate after booking. It is also possible to reserve our walking service for one family’s dog(s) (ask for the possibilities and costs).

Maximum number of persons

The tenant is not allowed to sublet the holiday home. Also, no more persons are allowed to stay than the maximum number described at the property.

Liability

We are not responsible for any damage or injury caused while staying at our property, regardless of the cause. (Only if you can prove gross neglect or overdue maintenance of the property as the cause of the accident or damage, you can hold us liable as the landlord). The tenant is responsible for himself and all fellow travellers and visitors for observing the rules, which have arisen from the reservation and stay.

Liability for contents

The contents of our pages were created with the greatest care. However, we cannot assume any liability for the correctness, completeness and up-to-dateness of the contents. As a service provider, we are responsible for our own content on these pages in accordance with general legislation pursuant to Section 7 (1) of the German Telemedia Act (TMG). However, according to §§ 8 to 10 TMG, we are not obliged as a service provider to monitor transmitted or stored third-party information or to investigate circumstances that indicate illegal activity. The respective provider or operator of the pages is always responsible for the content of the linked pages. The linked pages were checked for possible legal violations at the time of linking. Illegal contents were not recognisable at the time of linking. However, permanent monitoring of the content of the linked pages is not reasonable without concrete indications of a legal violation. If we become aware of any infringements of the law, we will remove such links immediately.
